⚠️ Two corrections — one was my error
1. Skyliner (224 St. George) — wrong number, wrong date. The number I first gave you is the City of Toronto planner handling the building's demolition application — not the leasing office. I lifted it from note text instead of the landlord's contact line. The real leasing number is (289) 206-8779. And Hollyburn's own site puts the studio here at Nov, not Sep 30 — outside your window. Apologies; it should not have been on the list.
2. 66 Isabella — you were right. Both Park Property pages carry only the building blurb, no available suites. The Zillow "1BR #9121, Oct 1" listing is not corroborated by the landlord. Downgraded below.

Inclusions are unusually good: heat + water + trash covered, storage locker + bike storage INCLUDED, $0 pet fee (no weight limit), AC, dishwasher, walk-in closets, balcony. ⚠️ Two of its four plans are "available soon" (Jr 1BR 550–600 at $1,849, 2BR) — chase exact dates on the call; the plain 1BR is the one that's live. Office Mon–Fri 9–5, parking $80/mo, laundry shared only. Sister building 50 Alexander has building-wide mice/mold reports. 📵 Called Sep 21 — no answer. 👥 Tenant reviews — I chased every platform. Thin, and genuinely mixed:apartments.com 1.0/5 from 1 review · YellowPages 1.0/5 from 1 review (Dec 2020): “the superintendent is useless and the elevators and laundry facilities are constantly out of order… they have tried to raise the rent 5% over the past 2 years” · Reddit (8 comments): a resident says “building is ok, nothing special… not much of a pest issue — some units had bed bugs a few years ago but taken care of”; another “decent but the units are small-ish”; one anonymous “DO NOT RENT HERE — not a safe building… something wrong with the superintendent”. The theme repeating across all three platforms is the superintendent + elevators + laundry. ⚠️ Weigh it honestly: that is only ~2 written reviews for a 96-unit building, the YellowPages one is 6 years old, and Colonia says it has since rebuilt the mechanical systems — so the elevator complaint may be stale. A pattern worth checking, not a proven hazard. Verify on your walk-in: ride both elevators, look inside the laundry room, ask a resident about the super. Landlord's own fee disclosure also confirms shared laundry only and hydro is 3rd-party, usage-based (~$50–80/mo on top of $1,949).

✅ Called Sep 21 — the manager is on site 9am–5pm and will show you the unit himself. So just ring during the day; no booking system, no appointment needed. That also clears their earlier “call back ~Sep 20” instruction — you are on time. ⚠️ Still unverified: in-unit or in-building laundry? Ask him when you call. Day-A order walks you past here mid-morning, comfortably inside the 9–5 window.
⚠️ Park Property's own website shows nothing available — you checked this yourself. Treat the Oct 1 date as unconfirmed. Two offices, two towers: the 66 Isabella St page lists the left number, the East Tower page the right. Both are Tue–Sat only, closed Sun & Mon — so Tue Sep 22 is your first shot. Ask about the 1BR + den, 860 sqft class Park Property actually advertises, not the 460 sqft listing unit.
Listing advertises studio 500 sqft $1,650 Sep 30 — Hollyburn's own site says studio available Nov
The 500 sqft is a Zillow floorplan figure, never a confirmed suite size, and Nov is past your Oct 11 cut-off. Don't build a viewing around it. Worth a call only to ask whether anything rotates into September. Corrected from my earlier sheet — the number I gave you before was the City planner, not leasing.
Skip the 20 Prince Arthur 1BR #2309 ($2,250, 500 sqft) — your instinct was right.
At $4.50/sqft it is the most expensive per square foot of any 1BR on the list, and it costs
$251 more than the 500 sqft studio #2301 in the same building for identical floor area.
Compare: 48 Isabella #604 $2.49/sqft · 60 Gloucester #501 $2.75/sqft · 85 Wellesley 1BR $3.54/sqft.
Keep the 10:00 Mon slot on #2301 and skip the 1BR.

Best verified effective rent right now: 262 Jarvis #111 ($1,421 — ✅ booked) and 414 Jarvis Studio ($1,550).
Trust order, learned the hard way: the landlord's own website beats Zillow for the Hollyburn five (250 / 149 / 20 Prince Arthur / 48 Isabella / 60 Gloucester) and for Park Property. Zillow is still the fastest way to find which buildings have anything — but never treat its dates or floorplan sizes as confirmed.
Timing: the 166 Huron Airbnb free-cancellation cutoff is Sep 22. Reminder — Ontario landlords may only collect last month's rent + a refundable key deposit; a damage deposit is illegal. Anything after a Nov 1 move-in is a dealbreaker.
